On November 1, 2006, Beijing Penglai Property Development Center (hereinafter referred to as “Penglai Property”) entered into a contract (transfer contract No.: JDC [H]Z (2006) No. 0635) for construction land use right of Wenquan Keyiyuan Residential Project by Penglai by tender. The project is located southeast of Mafang Village, Xiaotangshan Town, Changping District, Beijing.
On July 25, 2008, Penglai Property changed the transferee’s name into Beijing Penglai Real Estate Development Center (hereinafter referred to as “Penglai Real Estate Company”). On July 28, 2008, Beijing Yuanlian Land and Real Estate Development Co., Ltd. obtained state-owned land use right of Plot A of this project by assignment (assignment registration No.: JD [Z] Z (2008) No. 22). It obtained State-Owned Land Use Right Certificate (JCGY [2010C] No. 00109) of Plot D of this project on December 22, 2010.
On May 6, 2015, one supplementary agreement was entered according to Reply to Planning Comments of Planning & Design Scheme (2014G (C) FHZ No. 0048), Planning Comment (2004GYZ No. 0977) and Construction Land Planning Permit (2010G (C) DZ No. 0012) approved and issued by Planning Department. The agreement species that the area of transferred parcels of Plots B, C and D is 297266.028m2; the total planned building area is 429160.22m2, and the building area transferred is 426860.22m2, including aboveground building area transferred being 294966.02m2 (including 286756.68m2 residential area, 6604.34m2 commercial service area, 100m2 property management room, 800m2 area for recreational and sports activities, 300m2 community health service station, 160m2 community service center, 190m2 house for community residents committee and 55m2 public toilet) and underground building area transferred being 131894.2m2 (including 69549.4m2 underground garage, 50m2 underground property management room, 300m2 boiler house, 1250m2 underground distribution room, 61m2 photoelectric conversion room for cable television, 43394.8m2 equipment room and 17289m2 room for civil defense). In addition, 200m2 aboveground post office and 2100m2 kindergarten will not be transferred.
Specific planned building areas of Plots B, C and D are:
The total planned building area of Plot D is 403020.62m2, and the planned building area transferred is 402820.62m2, including aboveground planned building area transferred being 278020.62m2 (including 269811.28m2 residential area, 6604.34m2 commercial service area, 100m2 property management room, 800m2 area for recreational and sports activities, 300m2 community health service station, 160m2 community service center, 190m2 house for community residents committee and 55m2 public toilet) and underground planned building area transferred being 124800m2 (including 69549.4m2 underground garage, 50m2 underground property management room, 300m2 boiler house, 1250m2 underground distribution room, 61m2 photoelectric conversion room for cable television, 36300.6m2 equipment room and 17289m2 room for civil defense). In addition, 200m2 aboveground post office will not be transferred.
The total planned building area of Plot B is 16712.1m2, aboveground planned building area transferred is 11580.9m2 (including 11580.9m2 residential area), and underground planned building area transferred is 5131.2m2 (including 5131.2m2 equipment room).
The total planned building area of Plot C is 9427.5m2, of which planned building area transferred is 7327.5m2, including aboveground planned building area transferred being 5364.5m2 (including 5364.5m2 residential area) and underground planned building area transferred being 1963m2 (including 1963m2 equipment room). In addition, 2100m2 kindergarten will not be transferred.
Now, the transferee, Penglai Real Estate Company makes an application that assigns construction land use right of Plot D to Beijing Dacheng Changrun Real Estate Co., Ltd. to us. The area of parcel to be assigned is 278220.617m2, and the planned building area is 402820.62m2, including aboveground planned building area transferred being 278020.62m2 (including 269811.28m2 residential area, 6604.34m2 commercial service area, 100m2 property management room, 800m2 area for recreational and sports activities,300m2 community health service station, 160m2 community service center, 190m2 house for community residents committee and 55m2 public toilet) and underground planned building area transferred being 124800m2 (including 69549.4m2 underground garage, 50m2 underground property management room, 300m2 boiler house, 1250m2 underground distribution room, 61m2 photoelectric conversion room for cable television, 36300.6m2 equipment room and 17289m2 room for civil defense). In addition, 200m2 aboveground post office will not be transferred. State-owned Construction Land Use Right Assignment Permit of Beijing and Supplementary Agreement to Transfer Contract are signed according to above content.
Now the above information is hereby publicized. The publicity period is 15 days. If the related right holder has objections, please raise the objection to us in writing within 15 days after the announcement is issued. Failing to raise it during such period of time (before February 2, 2016) is deemed as no objections.
In case of no objection, we will handle above land assignment approval formalities according to relevant procedures.
