Beijing Shunyi New City Construction & Development Co., Ltd. acquired the Use Right of the State-owned construction land for the projects of commercial and financial buildings, mixed public building for residential buildings, green belt industry and joint primary and middle schools in Plot No. S-17, S-24 and S-31 in Old Village Improvement Project of Shiliuzhuang Village, Nanyuan Township, Fengtai District through listing for transfer on Jan. 15, 2014, with the Transfer Contract No.:JDC[H] (2014)No.0051; Land Use Right Certificate No.:JFGY (2014C) No.00108, JFGY (2014C) No.00221, JFGY (2015C) No.00145, JFGY (2015C) No.00146, J(2016) No.0000330 for real estate title deed of Fengtai District. The land uses: residential building, commercial (including entrance hall reception area), office, comprehensive building (property management room, cultural activity center, recreation and sports center), underground garage, underground commercial, underground office, underground comprehensive buildings (property management room ), and underground warehouse .
The Transfer Contract specifies the land area of 78,834.022m2, gross floor area of 427,942.7m2, transfer building area of 421,623.7m2, building area on the ground of 276,144m2 [of which residential building area is 774,99.66m2, commercial area 60,457.17(including entrance hall reception area of70.94)m2, office 135,347.65m2, comprehensive (property management room)113m2, comprehensive (cultural activity center)158m2, comprehensive (recreation and sports center)42m2, garage entrance/exit 381m2, auto ramp 380.95m2, bicycle ramp 85.44m2, staircase 85.04m2, bicycle booth 120m2, equipment room 950.09m2, people's air defense entrance/exit 39m2, community health center 122m2, community resident committee 363m2], underground building area 145,479.7m2 [of which residential underground garage 27,206.72m2, commercial comprehensive underground garage 29,924.06m2, underground commercial 14,265.79m2, underground office 1,082.4m2, underground comprehensive (property management room )37m2, underground warehouse 11,001m2, distribution room 850m2, CATV photoelectric conversion room 35m2, bicycle booth 10,633.78m2 and equipment room 21,312.95m2, people's air defense 29131m2 ]. In addition, the building area on the ground of 6,319m2 for joint primary and middles schools has not been transferred. In the block transferred there are Plot S-14-1 for commercial and financial land, Plot S-17 for commercial and office building, Plot S-20 for commercial and office building, Plot S-24 2#self-occupation commercial housing of 2 items, Plot S-24 1# office and commercial building of 2 items, Plot S-24 4#commercial and residential building of 25items, Plot S-31 green belt industrial land. The Transfer Contract specifies that the assignee Beijing Shunyi New City Construction & Development Co., Ltd. have to provide Beijing Dongtieying Industrial and Trading Group, Beijing Jinshi Zhuangyuan Investment Management Company with 110,165m2 commercial room in Plot S-31 on the ground free of charge (those as material compensation shall be held by the collective economic organization itself and must not be sold), subject to specific arrangement of Fengtai District Government. Other matters beyond the above-mentioned provisions shall be clarified in another agreement between the assignee Beijing Shunyi New City Construction & Development Co., Ltd. and Beijing Dongtieying Industrial and Trading Group and Beijing Jinshi Zhuangyuan Investment Management Company.
Now Beijing Dongtieying Industrial and Trading Group has authorized Beijing Jinshi Zhuangyuan Investment Management Company to undertake and handle land compensation affairs on its behalf, and Beijing Jinshi Zhuangyuan Investment Management Company and Beijing Shunyi New City Construction & Development Co., Ltd. have made an application to Beijing Municipal Commission of Urban Planning and Land and Resources Management (hereinafter referred to as the Municipal Commission), requiring to transfer the use right of the construction land of 27,541.176m2 for green belt and industry in Plot S-31 under the Transfer Contract to Beijing Jinshi Zhuangyuan Investment Management Company, with the planned building area of the plot to be transferred of 172,210m2, of which the building area on the ground is 110,165m2, underground building area 62045m2, including commercial, hotel, office, underground garage entrance/exit, people's air defense entrance/exit, underground commercial, underground commercial auxiliary room (storage room), underground equipment room, underground bicycle booth and underground garage. Plot S-31 green belt industrial land construction cost shall be specified separately by the "Agreement for Settlement and Compensation for Commercial Room in Plot S-31" between Beijing Shunyi New City Construction & Development Co., Ltd. and Beijing Jinshi Zhuangyuan Investment Management Company.
The above-mentioned situations are now publicized to the general public subject to the time limit of 15days. Relevant equity owners, if having any objection, are asked to raise the objection to the Municipal Commission in writing within 15days from the date of issue of this public announcement. If no object is raised after the deadline, all equity owners will be considered as having no objection.
In the case of no object, the Municipal Commission will go through relevant formalities of approval of the above-mentioned land transfer according to our policy.
