Beijing Baolixing Real Estate Development Co., Ltd. (hereinafter referred to as Baolixing) concluded the contract for the use right of the construction land for residential, commercial financial projects in No.12 Block consisting of Plot No. 0536-036 and No. 0506-051, No.13 Block consisting of Plot No.0536-035, No.0506-045, No.0506-098 ad No.0506-056, and No.14 Block consists of Plot No.0506-071 in the east matching area of Daxing District Bio-pharmacy Base of Beijing through bidding on Jan. 10, 2011, with the transfer contract No.: JDC[H]Z(2011) No.0012.
On June 17, 2013, according to the Written Reply of Planning Opinion to Adjustment of the Design Scheme for Plot No.0506-036 and No. 0506-051 in the Block No.12 in the East Matching Area of Daxing District Bio-pharmacy Base of Beijing by the planning department (2013G(D)FHZ No.0011), a supplementary agreement was concluded, specifying the planned gross floor area of 583,173.03m2, of which the planned building area on the ground is 401,699.05m2 [consisting of: residential building area of 264,539.45m2, cultural and entertainment area of 30,500m2, office area of 33,950m2, commercial area of 68,809.6m2, office (public service facilities) area of 3,630m2, people's air defense area of 270m2], transferred underground building area is 181,473.98m2[consisting of: underground commercial area of 36,023m2, underground garage area of 67,002.95m2, underground office (public service facilities) area of 900m2, non-operational area of 77,548.03m2 ].
Now the assignee Baolixing makes an application to our commission for transfer of the use right of the construction land Plot No.0536-036 and No. 0506-051 in the Block No.12 in the transfer contact to Beijing Jiade Xinyuan Property Co., Ltd., with the plot area to be transferred of 39,481.81m2, and the plots’ planned use is of commercial, financial, cultural and entertainment projects, and the planned building area of 198,543m2, of which the planned building area for the transfer on the ground is 91,089m2 (consisting of commercial area if 60,589m2 and cultural and entertainment area of 30,500m2), and the planned underground building area for transfer is 107,454m2 (consisting of underground commercial area of 36,023m2, underground garage area of 43,859m2, and non-operational area of 27,572m2), and will conclude the Approval of Beijing for Transfer of the Use Right of State-owned Construction Land and the Supplementary Agreement for the Transfer Contract according to the above-mentioned application.
The above-mentioned contents are now publicized to the general public subject to the time limit of 15days. Relevant equity owners, if having any objection, are asked to raise the objection to our commission in writing within 15days from the date of issue of this public announcement. If no object is raised after the deadline (no later than May 6, 2017), it will be considered that no equity owner has any objection.
In the case of no object, our commission will go through relevant formalities of approval of the above-mentioned land transfer according to our policy.
