Seminar Held at Beijing Municipal Administrative Center for Real Estate Developers

To better fulfill the State Council’s directives for the high-quality development of the city’s sub-center, and to create an exemplary district that is internationally recognized, harmonious, and livable, the Sub-center Implementation Department organized an innovative study on planning and design guidelines for residential projects. This initiative aims to enhance public satisfaction by improving housing quality and living environments, boosting confidence in the land market of the sub-center, and invigorating its economic vitality.

    On the afternoon of April 23, the Sub-center Implementation Department held a seminar with real estate developers such as Vanke, China Overseas Land, Yuexiu, China Merchants Shekou, Beijing Urban Construction, China Energy Construction, and Xiamen International Trade. The seminar also saw the participation of representatives from the Sub-center Party Working Committee and Management Committee, as well as the Commission’s Tongzhou Branch. Discussions centered on the preliminary findings of the study and gathered comprehensive feedback from developers and design companies. Key topics included flexible building height controls, enclosed layout guidance, green space calculation, plot entry and exit arrangements, connectivity between plots, and balcony and terrace designs. Participants unanimously agreed that the innovative guidelines proposed, based on the sub-center’s planning concepts of “small block and dense road network” and “enclosed layout” will effectively address the challenges in residential project design and construction, and significantly enhance market attractiveness and design quality. Developers also provided practical suggestions for optimization.

    As a next step, the Sub-center Implementation Department will integrate feedback from various units, collaborate with relevant departments to further refine the guidelines, and introduce more targeted measures. A closed-loop system for innovation in technical standards and management practices will be established, leading to the systematic rollout of mature initiatives for optimizing the business environment, improving fine management, and helping the sub-center become a model of urban development in the new era.
