On March 24, the land transaction market of our city released a notice on the transfer of 3 land plots in Fengtai and Shunyi for owner-occupied commercial housing. Upon the completion, they will provide about 260,000 square meters of owner-occupied commercial housing for our city.
Among them, land plot NY-005 located at the second phase of reconstruction project of Huaifang Village and Jiugong Village (belonging to the urban-rural combination area), Fengtai District covers residential building area of about 90,900 square meters, which will all be used for constructing owner-occupied commercial housing, with sales price limited to 35,000 yuan / square meter (including full-decoration costs); land plot 05-03-04-3 located at Block 5, Renhe Town, Shunyi District covers residential building area of about 60,100 square meters, which will all be used for constructing owner-occupied commercial housing, with sales price limited to 24,000 yuan / square meter (including full-decoration costs); land plot SY00-0022-6015 located at Block 22, Tianzhu Town, Shunyi District covers residential construction scale of about 104,000 square meters, which will all be used for constructing owner-occupied commercial housing, with sales price limited to 22,000 yuan / square meter (including full-decoration costs). All the above three land plots have obvious location advantages, and are all situated in areas with convenient transportation, for example, located along the rail transit.
Up to now, our city has launched about 50 hectares of land for owner-occupied commercial housing, with building area of about 800,000 square meters, completed 60% of the annual land supply plan of owner-occupied commercial housing, and it is 2.8 times of the actual annual owner-occupied commercial housing commodity housing supply of 2016. It will further meet the rigid housing demand of residents of our city, and stabilize the expectation for real estate market.
