On April 27, transactions of three plots of self-occupation commercial building land in Fengtai District and Shunyi District were concluded in the land transaction market of our city, and the plots will be used to supply about 260,000m2 of self-occupation commercial building. Plots of old village improvement Phase II NY-005 in Huaifang Village and Xingong Village in Fengtai District urban-rural integration project are designed with a total building size of about 100,400m2, of which the residential building size of 90,900m2 was acquired by Henan Xinzhu Property Co., Ltd. through bidding at the final price of 2.89 billion yuan and will be completely used for construction of self-occupation commercial building at the limited price of 35,000yuan/m2 (including all decoration costs); the Plot No.05-03-04-3 in Block No.5 in Renhe Town, Shunyi District, with the building size of about 60,100m2, was acquired by Henan Xinzhu Property Co., Ltd. through bidding at the final price of 1.21billion yuan and will be used to construct self-occupation commercial building completely at the limited price of 24,000yuan/m2 (including all decoration costs); the Plot No.SY00-0022-6015 in Block No.22, Tianzhu Town, Shunyi District, with the total building size of about 112,100 m2, was acquired by the complex of Beijing Jinyu Dacheng Development Co., Ltd. and Beijing Airport Hi-tech Park Co., Ltd. through bidding at the final price of 1.93billion yuan, of which the residential building size of about 104,000m2 will be used completely for self-occupation commercial housing at the limited price of 22,000yuan/m2 (including all decoration costs ).
Since the "3·17" Regulation Policy was released, our city has concluded transactions of 10 plots of land for centralized construction of self-occupation commercial building cumulatively, increasing the building size available for construction of self-occupation commercial housing of about 870,000m2, of which most plots enjoy striking position advantages by being close to routes of rail transit, etc. with good transport. The offer of the plots will further meet the rigid demands for residential building and stabilize the expectations for real estate market in our city.
