Transactions over the Parcels for Commercial Use in Fangshan and Shunyi Districts Concluded

  On May 5, the transactions over two parcels for commercial use in Fangshan and Shunyi Districts were concluded, with the land area of 29.11 hectares and building area of 511,800m2.

Parcels FS00-LX10-0092 in Changyang Town, Fangshan District are planned for B4 comprehensive financial service, S41 public parking lot, G3 square site and F3 multi-functions, with the land area of 12.09 hectares and total building area of 256,500m2. According to relevant listing document, the acquirer shall 100% hold and operate the commercial overground building area for 20 years. The land, with concluded sales price of RMB9,746/m2, was finally acquired at a bottom listing price of RMB2.5 billion by the combo of Beijing Fangshan New City Construction Engineering Co., Ltd., Beijing Bishui Jingliang Water Service Co., Ltd., Beijing Gaoneng Changyang Environmental Modification Co., Ltd., Beijing Taiyue Technology Co., Ltd., Beijing Juncheng Corporate Management Co., Ltd. and Beijing Yunzi Corporate Management Co., Ltd. at a price of RMB2.5 billion.

Parcels 02-08-01 and 02-08-02 are planned for F3 multi-functional purpose with land area of about 17.02 hectares and building area of around 255,300m2. According to relevant listing document, the acquirers shall hold no less than 50% of the commercial overground building area for at least 20 years. Upon on-site bidding, the parcels were acquired by the combo of Beijing Fuli Tongda Real Estate Development Co., Ltd. and Beijing Capital Development Holding (Group) Co., Ltd. at a price of RMB2.595 billion and with premium rate of 2% and land sales price of RMB10,176/m2.

The aforesaid two parcels are the first batch of lands for commercial use upon regulations. In terms of the conclusion, the market competitiveness becomes more rational and the market expectation goes stable, indicating that the regulation policies on real estate are taking effect in the lands for commercial use.
